Our Process Makes Us Different!

Not only are we a husband and wife building team, but we believe it is the Upchurch Builders process that makes us different. Upchurch Builders partner with you to custom build your dream home, commercial project, or nonprofit build. We keep track of actual costs throughout the build and pass the savings on to you. For example, when invoices come in, we forward them directly to you every week. You know how much you are spending on materials and labor. None of our clients are ever in the dark about where their money truly goes! Our process looks like this:

1) Contact Upchurch Builders  by phone.

We will discuss:

  • Plan/Design of your dream home, commercial, or nonprofit build

  • Acquired Build site for your dream home, commercial, or nonprofit build
    ** No building site, no worries** We will help you qualify potential build sites that you find and tell you if it is a good fit for you.

2) When your design and choice of build site are completed,

Contact Upchurch Builders to schedule your first face to face meeting.

We will:

  • Discuss finishes and design details for an accurate “to the penny” bid to build your dream home, commercial, or nonprofit build.
  • Drive out to the property to assess the terrain and measure for utilities (helps us in forecasting build site costs).
  • Receive hard bids from our subcontractors.

3) Contact Upchurch Builders to schedule your second face to face meeting.

We will discuss:

  • The total cost to build your dream home, commercial, or nonprofit build.

4) We sign a contract

5) You pick final selections. We forecast costs ahead of time. Selections can drastically increase or decrease the budgets. We will be happy to help with selections if you wish. Upchurch Builders’ goal is to help our clients enjoy the building process and have a beautiful custom home, commercial, or nonprofit that you love.

Our Transparency Process = Life Relationships

  • You sign Upchurch Builders Contract
  • You receive a copy of the excel cost breakdown sheet. It’s used throughout our building process as our budget guide.
  • You write the checks directly for materials and labor. This means you use our accounts to get builder discounts, and you don’t have to wonder where your money is going.

An example of our transparency: Assume we estimate 80 yards of concrete to pour your slab, and it takes 72. You then keep the money you would’ve spent on those 8 yards (nearly $1000.00). Then it’s your choice to either put that money back into your house or reduce the cost of the home.

If you build with other builders that are cost plus, most of them will not allow you to pay the bills directly or even see how much you’re paying for materials or labor. You pay them a blanket draw when the slab is poured, and they would keep that extra $1000.00 in their pocket. All we charge is our fee to build your home, which is based on the overall projected cost at contract signing. Our fee also doesn’t go up if you decide to spend more on your house throughout the building process (as it would with a cost-plus builder). The rest of the cost is the actual home cost.

Upchurch Builders receive five draws to complete your home:

Draw 1: Contract signed
Draw 2: Concrete is poured
Draw 3: Framing inspection is passed
Draw 4: Trim is installed
Draw 5: Certificate of occupancy after the final inspection is completed
